Note the category: this is a visitor visa, so time on it does not build towards permanent residency.

None. Rentista sits in the visitor category, so unlike the pensionado, investor and business owner visas it accumulates nothing towards the R resident visa. If long-term residency is your goal, this is the wrong door to come through.

The financial threshold

Written in law as minimum wages, not in pesos.

Colombian visa thresholds move every January with the minimum wage, and article 79 measures them at the date you file. The peso figures below are calculated from the 2026 wage, currently $1.750.905 a month, set transitionally by Decreto 0159 de 2026.

Consulates apply these differently in practice, and the detail changes between resolutions. Treat this as the shape of the file, then have it confirmed for your nationality before you submit.

  • Periodic income at or above the threshold, certified by a public entity or a recognised private company.
  • Alternatively, proof of assets situated in Colombia that produce that income.
  • Bank statements showing the income actually arriving.
  • A valid passport and health cover valid in Colombia.
  • Where the income arises in Colombia, a public accountant's certification is commonly expected.

What this visa does to your tax position.

Someone who qualifies for this visa usually intends to live here, which means crossing 183 days and becoming a Colombian tax resident. At that point the same income used to obtain the visa forms part of a Colombian worldwide-income return, and assets held abroad are reported too. Model this before you apply, not in the March after you arrive.

Applies to holders and beneficiaries of any visa valid for more than three months, and is issued by Migración Colombia. The exemption list covers tourism, business, crew, events and two courtesy categories are exempt regardless of the visa's validity. No. This category is for periodic income that arrives without you working for it, certified by a public entity or a recognised private company, or produced by assets you hold in Colombia. Employment income and client work point to a different category, typically the digital nomad visa where you qualify for it.

No, and it is the most consequential thing to understand about it. Rentista is a visitor category under article 56, and the qualifying periods for the R resident visa are built on migrant categories. If permanent residency is the objective, the pensionado, investor or business owner routes are the ones that accumulate time, and that choice has to be made at the start rather than two years in.

Yes. Article 56 contemplates assets situated in Colombia producing the income. That rental income is Colombian-source and is taxable here whether or not you are a resident, so it needs to be properly declared, and the certification supporting your visa should agree with what has actually been filed. Preparing the two together is the only sensible way to do it.

The purpose is to show the income is periodic rather than a one-off transfer, so consistent bank statements alongside the certification is the practical standard. The precise period expected can vary by consulate, which is one of the details the immigration counsel we work with confirms before filing.
